Real Estate Investment

The most common form of Real Estate Investment is home ownership. Property generally appreciates, becomes more valuable, over time. A home owner can end up with a property valued much greater than the original investment and monthly payments when the mortgage is paid off.

Purchasing property to lease to others like apartment buildings, rooming houses, stores, land for development, mobile home parks are some other forms of real estate investment.

Anyone purchasing their personal home might consider purchasing a duplex or triplex. The closing costs for this investment covers both the personal home and the rental units. Rent from the rental units assists with the mortgage payments. Grounds and building maintenance is on one property. Obviously, due diligence is necessary on choosing the right property and good tenants.

Careful Research

It is important to research carefully all the elements involved in any real estate transaction. Are there enough funds available to maintain or develop the property after it is purchased? If there are existing tenants involved: do they have a good lease payment history? Do the tenants respect the property, keep it clean and not destructive? Is the neighborhood right for the property considered for investment?

Property Investment Team

There are many more questions and considerations that need to be investigated and reviewed before making a final determination about investing in any property. Be sure to develop a good legal, accounting, building maintenance and repair team as your real estate investment portfolio grows.

Take appropriate workshops and join associations related to the investment strategies you choose. Network always. Decide what marketing strategies are necessary for attracting investors, developers, and tenants for any property considered for investment
